The record shows:
- The license type (salesperson or broker) and its status
- The expiration date
- The responsible broker, for a salesperson
- Any disciplinary action or public comments

What Questions Should You Ask Every Agent You Interview?
Skip "are you good at this?" Everyone says yes. Ask questions that need a specific answer:
- How did you arrive at this price, and can I see the comparable sales?
- If I am selling: what exactly is your marketing plan, beyond the MLS and an open house?
- If I am buying: how will you help me judge what a home is worth before I offer?
- How will we communicate, and how often?
- What is your experience in my specific neighborhood?
- How long is the agreement, and what happens if I am not happy with how things are going?
Interview two or three agents and ask each one the same questions. Pay attention to how directly they answer.
What Are the Red Flags?
- The highest price with the least evidence. An agent who suggests a list price well above everyone else, with little to back it up, may be trying to win the listing rather than sell the home.
- A guarantee. No agent can guarantee a sale price, a timeline or a winning offer.
- Pressure to sign today. A representation agreement is a contract. You are entitled to read it first.
- Vague answers about the agreement. The term, the compensation and how to cancel should all be explained plainly.
- A license you cannot find. If the number is missing from their materials, or the DRE record does not match what you were told, ask why.
Does It Matter Whether the Agent Is a REALTOR®?
The two terms are not the same. A real estate license comes from the state. REALTOR® is a membership title: it means the agent belongs to the National Association of REALTORS® and has agreed to follow its Code of Ethics. Not every licensed agent is a member. It is one more thing you can ask about, alongside the license itself.
