For years this was the neighborhood buyers drove through on their way to somewhere else. Willow Glen had the charm. Almaden had the schools. Cambrian was just… in between. In 2026, that quiet little pocket between Camden and Branham has become one of the most competitive markets in all of San Jose, and most buyers still don't understand why.

Here's what I'm seeing on the ground right now: homes on streets like Leigh Avenue, Harwood Road, and Camden Avenue are getting 8-12 offers when they hit the MLS. Median sale price in Cambrian Park has pushed past $1.72M, up roughly 6.4% year over year, and the average days on market is sitting at 11 days. That's faster than Willow Glen right now.

If you've been watching this pocket from the sidelines, I want to walk you through exactly what's happening and what you need to know before you write an offer.

Where Cambrian Park Actually Is

Cambrian Park is bounded roughly by Branham Lane to the north, Leigh Avenue to the east, Camden Avenue to the south, and Union Avenue to the west. It sits right between Willow Glen, Almaden Valley, and Los Gatos — which is a huge part of the appeal.

From a typical Cambrian home, you're 12 minutes to downtown Campbell, 15 minutes to downtown Los Gatos, 20 minutes to Apple Park, and about 35-40 minutes to Google Mountain View in morning traffic. That location premium is real, and it's what's driving the 2026 surge.

The Home Stock: Mid-Century Ranches With Room to Grow

Most of Cambrian Park was built between 1955 and 1972. You're looking at single-story ranch homes on 6,000 to 9,000 square foot lots, typically 1,400 to 1,900 square feet, three bedrooms, two baths. Nothing fancy on the outside. Hardwood floors under carpet, original kitchens, and lots of deferred-maintenance homes that my buyers are buying specifically to remodel.

What makes these homes so valuable in 2026 is the lot size. You simply cannot get a flat 7,500 sqft lot for under $1.8M in Willow Glen or Almaden anymore. In Cambrian you still can — barely.

  • Entry level (fixer): $1.45M - $1.6M for a 1,400 sqft original-condition ranch
  • Mid-range (updated): $1.65M - $1.85M for a tastefully remodeled 3/2
  • Top of market: $2.1M - $2.4M for expanded 4-bed, 2,400+ sqft homes with ADUs

The Schools Story Most People Get Wrong

Cambrian is split across a few school districts, and this is where buyers make expensive mistakes. Homes north of Camden generally feed into Cambrian School District (elementary/middle) and then Leigh High School in Campbell Union High. Homes on certain streets pull into Union School District, which is also excellent.

Farnham Elementary, Bagby Elementary, and Price Middle all score well, and Leigh High has been steadily climbing the state rankings. I always tell buyers: never assume the school assignment from the address. Call the district. I had clients lose their dream Cambrian home because they didn't verify until after contingency removal.

Why Buyers Are Rushing In Right Now

Three things are driving the 2026 rush into Cambrian, and I see them in every offer conversation I'm having.

First, the Los Gatos and Willow Glen spillover. When Los Gatos median hits $2.65M and Willow Glen pushes past $2.1M, families who need 3-4 bedrooms and a yard get priced out. Cambrian is the natural landing spot. Same commute, same climate, same feel — $400K-$600K cheaper.

Second, the ADU boom. Those 7,000+ sqft lots are perfect for detached ADUs, and San Jose's permitting process has actually gotten faster. I'm seeing buyers add 800 sqft ADUs for around $280K-$340K and either rent them for $3,200-$3,800/month or house parents in them.

Third, the conforming loan math. With the Santa Clara County conforming limit at $1,149,825 in 2026 and rates in the low 6%s, a buyer putting 20% down on a $1.55M Cambrian home lands right in conforming territory. That same buyer shopping Willow Glen at $2M is pushed into jumbo with tighter qualification. Cambrian is the last San Jose pocket where the loan math still works for normal buyers.

What Day-to-Day Life Actually Looks Like

This is where Cambrian earns its keep. You've got Cambrian Park Plaza being redeveloped into a mixed-use village with restaurants, a new grocery anchor, and housing — the carousel is staying, by the way. Farnham Park is gorgeous for weekend soccer. The Los Gatos Creek Trail is a 6-minute drive and connects all the way to Campbell and Vasona.

For groceries: Whole Foods on Branham, Safeway on Camden, and the Sprouts at Cambrian Plaza coming back online. For coffee, locals loyally hit Caffe Frascati's Cambrian location and the little roaster on Leigh.

  • Walk Score: Generally 45-60 depending on the street — car-dependent but pockets of walkability
  • Crime: Consistently one of the lower-incident areas in San jose proper
  • Climate: Slightly warmer than Campbell in summer, same in winter
  • Flood/fire risk: Very low on both counts — no fire zones, minimal flood overlay

What You Need to Know Before You Offer

If you're serious about Cambrian Park in 2026, please don't walk in cold. Here's what I coach every buyer through.

Get fully underwritten — not just pre-approved, underwritten. The winning offers I'm seeing in Cambrian right now have underwriter sign-off and 14-day close or less. Pre-inspection reports from the seller are becoming standard, which is good news — but you still want your own contractor walkthrough before offer day if you're planning to remodel.

Know your remodel budget before you fall in love. A Cambrian ranch that needs kitchen, baths, floors, and systems will run you $180K-$280K in 2026 pricing. Budget it honestly into your offer math.

And understand the lot value vs. house value split. In Cambrian, the lot is doing a lot of the work. If you're overpaying for cosmetic upgrades that don't hold value, I'll tell you straight.
